    "Industrial signal", "commercial signal" and "minor scope" are our text and zoning heuristics over the county's own words, not a county classification. Acreage, floor area and job value are read from the parcel layer and the record text, so "no value" is common and is never treated as a zero. Read the scope before trusting any of it.

    Retrospective examples, not currently open opportunities. These three are hand entered from the research file with source URLs. They are not collector output and none of them is a lead.

    Questions for Jack

    Each answer changes the scoring, so none of them is small talk.

    1. Geography. Which parts of the valley does LM actually want, and does unincorporated county only work, or do we need Las Vegas, North Las Vegas and Henderson too?
    2. Minimum size. Floor area, job value, or contract value, and what number is the floor?
    3. Building types. Warehouse and distribution, manufacturing, retail, office, hospitality, public work?
    4. Tenant improvement appetite. Is a 59,000 sf tenant fit out a lead or a distraction?
    5. Excluded scopes. What do we drop on sight: signs, solar, pools, grading only, demolition only?
    6. What makes a lead worth calling. Which of these rows would you have picked up the phone about, and which would have wasted your morning?
